     The rainy season in Vietnam has always been a "nightmare" for buildings with degraded metal roofing systems.     1. The Screw System & Rubber Washers

     This is the most common cause of leaks (accounting for 70%). Over time, under the influence of high temperatures, rubber washers age and crack, or screws become rusted and loose due to wind and storms.

    • Inspection: Check every row of screws; replace any rusted ones.
    • Solution: Use specialized silicone sealant or replace with new screws featuring durable plastic washers.

     2. Overlaps & Seams

    The junction points between two metal sheets are extremely sensitive. If the initial construction did not provide enough overlap or if the ribs are dented, water can be "sucked" backward during heavy winds.

    3. Gutters & Downspouts

     Gutters clogged with leaves, debris, or mud will prevent water from draining quickly, causing it to overflow back onto the purlins.

    • Check-list: Clear debris, check the slope of the gutter, and inspect gutter joints.

    4. Wall Flashing & Expansion Jo

    [English] Where the metal roof meets an adjacent wall, it is usually treated with mortar or flashing. This is the most prone area for cracking due to uneven shrinkage between two building structures.

    5. Corrosion & Pinholes

     Poor quality or aged metal sheets will develop rust spots. Although these pinholes are small, during heavy rain, pressure will force water to stream into the house continuously.

    6. Purlins & Roof Trusses

     Don't just look from above; inspect from below. Sagging or rusted purlins will compromise the roof's stability, making it susceptible to being blown off during storms.

    7. Roof-mounted Equipment

     Water tanks, solar heaters, AC outdoor units... if their bases are not properly reinforced, they can deform the metal sheets or cause leaks at the support points.
