Detailed progress report of the Ojitex factory cleaning project (March 15, 2026) by Chuan A. Expert solutions for industrial ducting, roof maintenance, and fire safety in Amata IP.
In today’s modern industrial environment, maintaining the cleanliness of roofing systems and ventilation ducts is not merely an aesthetic choice—it is a critical factor for operational efficiency, machinery longevity, worker health, and, most importantly, Fire Prevention and Fighting (PCCC) compliance.
Today, Chuan A Construction Investment Joint Stock Company is pleased to present a detailed progress report on our maintenance project at the Ojitex Manufacturing Plant, while sharing technical insights into professional factory upkeep.
The cleaning project at the Ojitex Manufacturing Plant is one of Chuan A’s flagship contracts in Q1 2026. Given Ojitex’s specialization in packaging, the accumulation of paper dust and particulate matter on structural beams and ducts is significant, posing a high fire hazard.
Project Name: Ojitex Manufacturing Plant (Amata Industrial Park).
Categories: Factory roof cleaning, structural beam/column cleaning & industrial ventilation duct maintenance.
Site Supervisor: Mr. Bui Chi Hung.
During today's shift, our technical team focused on primary and deep cleaning of the metal roofing and steel frame structures:
Roof Debris Removal: Clearing waste, leaves, and accumulated dirt from gutters to prepare for the upcoming rainy season.
Beam & Purlin Suction: Utilizing high-capacity industrial vacuums to remove fine dust from I-beams and purlins.
Corrosion Audit: Inspecting roof screws and joints for oxidation to provide timely repair solutions.
To ensure "Chuan A" quality and safety, we mobilized:
Manpower: 01 Safety Supervisor + 06 specialized industrial cleaning technicians.
Equipment: BS1139 standard scaffolding, 3-motor industrial vacuums, high-pressure washers, and full Fall Protection PPE (Personal Protective Equipment).
Current Completion Rate: Estimated at 40% of the total workload.
Expected Handover Date: March 29, 2026.
Drawing from extensive experience in Amata, Long Binh, and Nhon Trach Industrial Parks, Chuan A has observed that many enterprises neglect high-level cleaning. This is a critical oversight due to:
Industrial dust—especially from paper, textile, or wood factories like Ojitex—is highly flammable. When thick layers settle on electrical conduits or ducts, a single spark can trigger a catastrophe. Periodic cleaning is the most effective "preventative medicine" for your Fire Protection system.
Ductwork is the lungs of the factory. Clogged ducts circulate bacteria and fine dust, leading to respiratory issues for employees and decreased overall productivity.
Rainwater acidity combined with dust buildup causes electrochemical corrosion, leading to roof leaks. Cleaning saves businesses billions in premature roof replacement costs.
To achieve 40% completion at Ojitex efficiently, Chuan A follows a rigorous 7-step control process:
Step 1: Survey & JSA (Job Safety Analysis): Identifying anchor points and isolation zones.
Step 2: Equipment Mobilization: Deploying certified scaffolding or Boom Lifts.
Step 3: Primary High-Level Cleaning: Removing large debris and cobwebs.
Step 4: Deep Vacuuming: Using HEPA-filter vacuums for duct interiors and purlin gaps.
Step 5: Roof & Gutter Washing: High-pressure washing to remove moss and blockages.
Step 6: Internal Quality Control (QC): Using borescope cameras to inspect duct interiors.
Step 7: Site Restoration & Handover: Final cleanup and signing of the completion certificate.
Working at major plants like Ojitex requires absolute discipline. Chuan A strictly adheres to:
